Jerry Speyer House
This is about Speyers (New York City mansion)which have five fireplaces, a swimming pool in the basement and two gardens a lower one for post-swim strolls and an upper one reachable by a bridge from the house.
Speyer is the first one in history, who has ever built a mansion in New York. This one is going up on the south side of( East 72d Street between Lexington and Third Avenues), where two adjoining Victorian brownstones stood until last summer
The 7,900-square-foot edifice on East 72d Street will be only 33 feet wide and have a small four bedrooms. The basement pool will be (46 feet by 12 feet) for swimming laps. But the house will be three stories high, and with the bridge to the upper garden.
And beyond the scope, there is the matter of its price. The cost of the house estimates the cost of construction at $5 million, with another $5 million spared to pay the architect’s fee and to buy and raze the brownstones.
Even in New York, home of the $10 pastrami sandwich and the multimillion-dollar apartment, that is a huge amount of money.
The mansion will be the home of Jerry I. Speyer, president of Tishman Speyer Properties and past chairman of the Real Estate Board of New York. Mr. Speyer declined to talk about the mansion’s design — or anything else.
“He’s building something to suit his own personal lifestyle,” said Clark Halstead, who owns the real estate company bearing his name and is familiar with the property.
Mr. Speyer’s house will be a cream-colored, Mondrian-like assemblage of limestone, bead-blasted textured glass and metal panels. The door will be simple and flush-mounted at street level. Ornaments will be kept to a minimum.
Records show that Mr. Speyer bought the two brownstones, at 174 and 176 East 72d, in March 1994 for just over $3 million. The seller was Dr. Thomas Rees, a plastic surgeon who had lived in one of the houses, rented out the other and used the combined ground floors as professional space.

Jerry Speyer Apartment
The partners bought the Manhattan complexes from MetLife for $5.4 billion in the year 2006. The real estate investment sink into a hazard after the value of the housing complexes, where many apartments are rent-stabilized, plummeted during the housing crash of 2008 and 2009.
Lenders for the purchase include the California Public Employees’ (Retirement System,) the Church of England and the Florida State Board of Administration.
There is a possibility that the 11,000 apartment, the 80-acre property will fall into foreclosure.
Some of Tishman Speyer’s other properties, including Chicago and Washington D.C. addresses, are also in limbo, the result of loans defaults and refinancing issues.
Jerry Speyer, worth $1.8 billion this fall, told Bloomberg News last month that he doesn’t believe the botched deal will hurt Tishman Speyer’s reputation.
The realty firm has many well-known properties in eight countries, such as the Chrysler Building and Rockefeller Center. The firm also developed the new Yankee Stadium.
Speyer is one of several real estate magnates who have had difficulties in the last couple of years. Steven Roth,( who heads Vornado Realty Trust and was worth $1.3 billion in 2008), fell off the billionaire ranks last year. Stephen Ross, (founder of developer Related Cos). fell from $4.5 billion on the top 400 Richest Americans List in 2008 to $2.9 billion in 2009.
Jerry Speyer Donald Trump
Speyer is a soft-spoken,(laid-back kind of guy). He does not like publicity, and he does not like talking to the media jerry is the antithesis of Donald Trump. Speyer`s real estate empire, valued in the neighborhood of ($5 billion), is as large as Trump`s. His holdings are the kind that if he tooted his own horn, it would sound like the brass section of the Tower of Power rock group.
While Speyer does his deals quietly, it is hard to miss Trump`s eclat, with his name affixed to just about every casino, airline, hotel and high rise he buys.”I am not the Jerry as he is the Donald,” Speyer said. ”He`s a great guy, a really smart guy. But our approaches are different.”
The difference between Speyer and Trump is in their organization. Donald Trump, 43, is the company, a flamboyant one-man show. Speyer, 49, president and co-founder of Tishman Speyer Properties, runs the company by committee.
There is Speyer, Robert V. Tishman, the firm`s chairman and co-founder and Speyer`s father-in-law, and five managing directors. Once you get past them, no one else has a title, although the firm is deep in topnotch managers. In Chicago, Tishman Speyer Properties is headed by managing director Craig Bayless. The firm owns and manages a number of downtown office buildings.
Last year, Tishman Speyer completed development of the NBC Tower in Cityfront Center. Its current project is 500 W. Monroe St., a 1.5 million-square-foot office building that will be anchored by Heller Financial and Marsh & McLennan Inc. So why is Speyer on the West Coast talking to the press? Because he was nudged into it by his management committee.
”It was felt that people needed to know that Tishman Speyer was making a serious commitment to California,” Speyer said. The firm is looking for new investment opportunities, a vote of confidence that West Coast property values are not going to be crushed under the weight of a dying market.
The company is positioning itself for office development and possibly large residential subdivisions. It is assessing where growth is likely to occur, how the office market will shake out and hazard a guess at the political climate several years from now.
Speyer`s chief scout is Robert Belcaster, who was dispatched last year to San Francisco from Chicago, where the firm has major holdings. He also is overseeing two major Bay area projects worth half a billion d
Speyer is not afraid of international soil. He is building a 1 million-square-foot apartment and commercial tower in Beijing`s embassy district. The apartments will rent for $6,000 to $8,000 a month.
And there is the firm`s landmark project in Frankfurt. Europe is attracting a lot of investment attention, especially from Japanese investors who used to park money in U.S. projects. But those investors will return to U.S. deals simply because Europe`s population is not large enough to accommodate large numbers of major buildings.
The house representative said, “The markets in Europe are demonstrably smaller than here,”
